    Planning Search For Proposed Developments Within The Neighbourhood

    • Checking Council records for planned developments within the neighbourhood

    Exempt Development

    • Inspect, measure and take notes of the extension or change of use

    • Does the extension or change of use comply with the Planning Regulations

    • Preparing and issuing new Land Registry compliant Ordnance Survey legal map of the property

    • Checking if the legal map agrees with the physical boundaries at the property

    • Checking if the access road is contiguous with the property

    • Checking if the principle services pass direct from the public road into the property

    • Checking if the well and septic tank system are within the boundaries of the legal map

    • Such as checking rights of way and other matters from the legal documents. 

    Schedule of Condition 

    Records the condition of the commercial property to protect the business from a landlord’s future schedule of dilapidations
