Checks if the property is structurally sound and free from major defects

Within roof attic - poor, undersized supports

Inspection checks for 

  • Subsidence and settlement,

  • Other types of structural movement, e.g. movement of the floor,

  • Interior/attic area of the roof is checked - making sure the roof frame is properly arranged and supported

  • Dampness, rainwater entry and rot.

  • Fire safety issues – which can threaten you in a fire.

  • Old property - condition of the building fabric e.g. are the roof tiles ok.

  • Extension or attic conversion - is checked.

  • Legal issues seen during the inspection are highlighted for your solicitor, e.g. a communal drain

The detailed report will

  • Confirm if the property is structurally sound

  • Is free from other serious repairs and is ok to buy

  • Significant defects are included, e.g. dampness

  • Defects are clearly explained and advice on how to address them

  • Report is clear and easy to understand, avoiding technical jargon

  • Repairs are prioritised – the important matters will stand out for you
